Delivering a seamless, intuitive technology experience across a multi-tenant building requires a careful balance of flexibility, compatibility and simplicity.

That was the challenge facing Lendlease at Lounge 21: a shared amenity floor designed as both a workspace and exclusive business lounge to support all building occupiers.

Lounge 21 sits within the Turing Building at Stratford Cross – right by the Olympic Village and West Ham Stadium. It’s a 21-storey development designed for modern ways of working, bringing together collaboration, innovation and community in one of London’s most connected districts.

A unified experience

Tech that works for everyone

Unlike a typical workplace project where we design for a specific team with a defined tech stack, Lounge 21 needed to cater to multiple organisations and countless preferences. From Microsoft Teams and Zoom to Google Meet, it all had to work – first time, every time.

To simplify the experience, Equiem was selected as the building’s digital platform – providing a single, user-friendly app through which occupiers could book spaces, access information, and engage with the building. Our technology solution was built around this. Every meeting room and event space was integrated with the app, so the process felt seamless from booking to connection.

To give the client full confidence in the setup, we created and tested a complete off-site demo of the proposed system. This allowed the Lendlease team to experience exactly how the technology would feel in use – helping to shape the final solution and confirm it would deliver on both flexibility and ease.

Plug in, present, and go

Spaces built for seamless connection

Lounge 21 is built for flexibility, with two distinct zones: a fully equipped event space and a suite of high-spec meeting rooms. Both are bookable through the building’s app and operate on the same core principle – intuitive, wireless technology that’s compatible with any platform, and ready to use straight away.

In the event space, users benefit from a wireless projection and audio system, supported by three ceiling-mounted cameras that intelligently track speakers and audience participation. Huddly Crew cameras enhance hybrid events with smart framing, while wireless microphones and ceiling speakers ensure high-quality sound throughout. The space also includes an assisted listening system, allowing hearing aid users to connect seamlessly.

The meeting rooms follow the same approach. Users can wirelessly share content and access full AV functionality across all rooms, including two larger boardroom-style spaces.

Whether it’s a panel discussion, a hybrid workshop or a quick video call, the user journey remains the same: book the space, walk in, connect – and get started. No barriers, no complexity, just technology that works.

Collaboration in action

Collaboration that powers connection

Collaboration was key to successful delivery. We worked closely with Lendlease’s dedicated data project manager and wider project team to ensure every element – from hardware installation to seamless app integration – was aligned to their vision and requirements.

But our role didn’t end at installation. We delivered full training and handover support to the on-site management team, ensuring they were confident in operating and maintaining the technology from day one. Beyond that, we remain actively involved, providing refresher sessions, updates, and ongoing aftercare to ensure the system continues to deliver a seamless experience as the building evolves.

Lounge 21 isn’t just an amenity floor – it’s a shared space that brings people together. By focusing on usability, we helped Lendlease create a tech experience that encourages collaboration without barriers.
