Stantec is a global leader in sustainable engineering, architecture, and environmental consulting. With a focus on designing with community in mind, their work spans transport, infrastructure, planning, and the natural environment.

The company relocated from its 17,000 sq ft Soho Square office to a new 6,500 sq ft workplace at Arthur Stanley House in Fitzrovia.

360 Workplace ran leadership visioning workshops, developed the workplace strategy, and delivered change management support to guide staff through the move. Our sister company, Area, carried out the overall design and build of the space.

The Brief

Rethinking Space in a Hybrid Era

With occupancy averaging around 60 per cent in their existing office, the relocation was driven by the need to right-size for hybrid working.

The leadership team wanted a space that was vibrant, professional, and welcoming, while acknowledging that their business did not rely on large creative brainstorming sessions. Instead, they needed quieter areas for engineers and architects, alongside small meeting rooms for ad hoc collaboration.

Client experience was central to the brief. As a client-led business, Stantec required a more visible and professional reception than at Soho Square, as well as touchdown areas that would encourage clients to stay and work in the office. The workplace also needed to support internal training, CPD sessions, and monthly project showcases, all within a much smaller footprint.

Our Approach

One Team, One Vision

Stantec chose 360 Workplace for our inclusive, data-driven approach and ability to translate strategy into practical solutions. Our B Corp status resonated with Stantec’s own commitments to social and environmental responsibility, and our position within Fourfront Group meant that insights gathered during consultancy would flow seamlessly into design and delivery through Area.

Through a leadership visioning workshop, we captured priorities and pain points. The findings highlighted the need for a neighbourhood model rather than full hot-desking, improved acoustics to mitigate disruption from Teams calls, and a professional client arrival sequence.

We developed a strategy built around neighbourhood zoning, multi-purpose breakout areas, enhanced acoustics, and improved reception visibility. Wellbeing was addressed through ergonomic desks, generous spacing, and cycling amenities, while sustainability was supported by a furniture reuse audit.

Alongside strategy, we delivered a change management programme, including workshops, communications, and leadership alignment sessions. This ensured staff understood the rationale for the new workplace and felt supported throughout the transition.

Challenges & Solutions

Enhanced Experience for Employees and Clients

The greatest challenge was downsizing from 17,000 to 6,500 sq ft while maintaining functionality. Concerns about noise, client arrival, and storage were addressed through careful zoning, acoustic treatments, a reconfigured reception, and integrated storage solutions.

The new workplace strikes the right balance – smaller in size but bigger in impact. The office has a capacity for over 120 people but optimised for around 75 regular users, achieving efficiency without compromise. Staff benefit from a balance of collaboration and focus, while clients enjoy a professional and welcoming arrival.

Feedback has been very positive, with employees praising the attractive and functional environment, and clients commenting on the improved experience. Stantec’s Fitzrovia office proves that efficiency and experience can go hand in hand.
